New construction and renovation

Icon Real Estate purchased the Atrium in 2012. Starting in 2012, the Atrium underwent major renovations by joint venture between Icon Real Estate and G&S Realty.

Eyecatcher

Atrium Amsterdam, a real eye-catcher for anyone passing the intersection of Strawinskylaan and Parnassusweg or driving on A10 South. Atrium stands for class, comfort and sustainability. The imposing office building is characterized by its enormous glass walls and robust appearance. Every detail has been thought of.

The office building is a fusion of entrepreneurship, hospitality, sustainability and well-being. It also has a rich history, being the oldest building in the Zuidas.

The Atrium building, on the corner of Strawinskylaan and Parnassusweg, has been expanded with two new towers (north and south towers) and a new underground parking garage. In addition, the current building has been thoroughly renovated. The renovation and redevelopment will be completed around this time. This has expanded the total size of the complex by 20,000 m² to 54,000 m². The south tower is 15 stories high. The north tower has received 9 floors.

In 2018, BREEAM-NL Excellent certification was achieved for both towers. A BREEAM-NL In-Use certificate Very Good was achieved for the existing Center Building.

Amstelius

Amstelius carried out the following projects on behalf of building owner Icon Real Estate and developer G&S Realty:

  • project management and direction for:
    • the structural and installation renovation of the existing Atrium building (approx. 34,000 m²)
    • the construction of the new construction parking garage with 525 parking spaces
    • rerouting and rebuilding infrastructure (including utilities, dark fiber optic connection tenant)
    • the completion of the entrances and general area of two newly built towers and the reception area on the first floor
  • project management for the relocation and relocation of tenants including Optiver and Vondelgym
  • technical advice regarding the (re)development

 

"ATRIUM SOLD IN BY FAR LARGEST SINGLE ASSET DEAL EVER"

Office complex Atrium on Amsterdam's Zuidas was sold in 2017 for the largest amount ever paid in a single asset deal in our country. Owner Icon Real Estate sold the extensively renovated and expanded Atrium to French investor Amundi. This involved a sum of €500 mln.

Vendor technical due diligence (VTDD).

Amstelius was commissioned by seller Icon Real Estate to compile the technical data room for this sales transaction for the purpose of vendor technical due diligence.
