Building Steigereiland

The Steigereiland building, built in 2011, is designed as a multifunctional office/commercial building consisting of two wings of four and five floors, respectively, on a parking garage. A fourteen-meter-high atrium was designed by OZ Architects between the two wings. A company restaurant with café and meeting rooms and an enclosed south-facing terrace enclose the atrium on the first floor. The building parts are connected by bridges on different floors.

The exterior facades consist of floor-to-ceiling glass panels alternating with closed panels integrating openable sections. On the inside, the facades are equipped with automatically and manually operated blinds. The building is cooled and heated by thermal energy storage and is connected to district heating.

The Buildings Fund III

On behalf of Steigereiland-HGF-III, Amstelius structured and established The Buildings Fund III (HGF III) in collaboration with Loyens Loeff notaries. The financing for the purchase of the complex was done by FGH Bank in cooperation with Rabobank.

Project Management

Amstelius was commissioned by developer Burginvest to perform project management and executive management during the realization of the office/commercial building. The complex was built by main contractor Wessel Zeist.

Sustainability

Amstelius advised the building owner on energy procurement and making the office/company complex more sustainable with its own solar roof. In cooperation with energy supplier Eneco, an energy supply agreement was negotiated where within the energy savings a solar roof of 72 solar panels was constructed on the roof of the building.

Asset management

Value stable real estate investments through optimal returns and satisfied tenants!

Asset management is aimed at optimizing property returns by converting strategic objectives into tactical goals at the complex level. It includes strategic advice regarding the property portfolio for value retention and possible optimizations for added value. Important here is the adequate response to changing circumstances in order to minimize risks and maximize returns. This requires good insight into rental income and operating costs at the complex level, building-related data to monitor its performance and tenant satisfaction.
