Office and Warehouse Blaauwhoedenveem-Vriesseveem
The company Blaauwhoedenveem-Vriesseveem had an office building and warehouse built on St-Jobsweg for trading in coffee, legumes and seeds. Architect Kanters designed the building as early as 1940 but construction was not completed until 1949.
In 1962-1963, the aging warehouse and the disused coffee husking plant on the waterfront are converted into office space. In 1978, Pakhoed (the name of the concern after the merger between the Blaauwhoedenveem and Pakhuismeesteren) sells the building to the municipality. In time, the intention is to demolish everything here so that a new residential area can be built.
In 1996, there is a final proposal. The rear part of the warehouse will be broken open to create a courtyard in the middle zone and allow better daylighting of the apartments. A two-story roof structure is added to allow for a total of 32 apartments. Residential and offices will be operated separately. The renovated Blaauwhoedenveem office was a precursor to the transformation of the Lloyd Quarter into a residential and commercial area. The building is a municipal monument.
Office Building
The office building currently has a floor area of approximately 2,750 m² and is for the most part leased. The property is located in the popular Lloyd Quarter of Rotterdam.

Amstelius performed technical due diligence on behalf of prospective buyer MILLTEN during the purchase transaction. After the purchase, Amstelius performed the property management (financial/technical) in the period XXXX through 2021.
We prepared an Energy Performance Measurement Advice and energy label as part of the process of making the complex more sustainable. We also prepared a Sustainable Multi-Year Maintenance Plan (DMJOP) as part of property management.
